The house ...

Located on the quiet Zulehenweg path at the foot of the Grünstein mountain, with direct access to the Watzmann mountain and very close to Lake Königssee, our house was completely renovated in 2021. With a lot of love, energy, personal effort, and passion, we have created a home where you will enjoy spending time and feel at home. Family members in the house are your partners in the house, always ready to listen to your concerns and provide advice and support.

Our cozy vacation apartment is the ideal destination for those who want to be away from home but still want to be away. Whether you're with your partner, the whole family, the children, or even just on your own – our family of five welcomes everyone who enjoys a little break with us. Here, you'll experience a vacation tailored to your taste. You can be active or unwind, experience nature and culture, retreat or meet friendly people. Here, you'll experience a vacation tailored to your taste, and to top it all off, end the day with a cozy fire in the fireplace.

The garden ...

As part of the house renovation, the garden was also redesigned. In a park-like landscape, mature deciduous trees intertwine with new hornbeam hedges. Unmown wildflower meadows alternate with manicured garden beds, stone walls, and terraces with charming accessories complete the overall picture.

The environment ...

A cross-country ski trail right outside the front door, access to the famous via ferrata on the Grünstein mountain right next door, and a wealth of mountain biking and hiking trails for ambitious guests and those seeking relaxation – we offer all of these options. An outdoor pool or a beautiful Kneipp facility is a 10-minute walk away, plus a cool ice cream in the summer or a glass of mulled wine at the nearby inn – what more could you want? ... or simply spend a relaxing afternoon on the sunny balcony enjoying the view.

Arrival and Departure: - Arrival: You can move into the apartment from 4:00 PM on the day of arrival. - Reception: We will be happy to personally welcome you and show you around. Alternatively, we can leave the key in the key safe and welcome you as soon as possible. - Departure: On the day of departure, we ask you to vacate the apartment by 10:00 AM at the latest. We will be happy to say goodbye to you personally. Prices: - The prices are per night and apartment, regardless of the number of people. - The price includes: bed linen, towels, final cleaning, electricity and water consumption, check-in service, and Wi-Fi access. - We are happy to provide a travel cot and a highchair at no extra charge. - A tourist tax to the "Zweckverband Bergerlebnis Berchtesgaden" is payable separately and will be invoiced for you by us.

Tourist tax: The Berchtesgaden Mountain Experience Association charges a tourist tax for guests staying in the spa area. Children under 6 years of age are exempt from the tourist tax. This amount will be invoiced separately upon departure.

Guest Card and Pre-Check-In: A few weeks before your arrival, we will give you the opportunity to pre-check-in online. With your pre-registration, you will receive your personal "Digital Holiday Companion MAXL" and your "Digital Guest Card" from the association two weeks before your arrival. You can then use these throughout your entire vacation, including before checking in and after checking out. If you are traveling traditionally, without a digital card, you will receive a credit card-sized "guest card" upon arrival.

The guest cards offer numerous benefits and discounts in the Berchtesgadener Land region. These include free travel on almost all bus and train lines in the Berchtesgaden-Königssee tourist region, as well as numerous discounts on excursions, museums, events, and parking. Further, up-to-date information can be found on the Schönau am Königssee Tourist Information website and in your digital vacation guide.

Deposit and remaining balance: A 20% deposit is due for your reservation, due within one week of receiving your booking confirmation. Your booking will be confirmed upon receipt of the deposit. The remaining balance is due 14 days prior to arrival. For short-term bookings, the total amount is due immediately. Payments are made by cashless payment; payment options will be provided with your booking confirmation.

Cancellation fees: Up to four weeks before arrival, the 20% deposit will be refunded. After that, 90% of the overnight price is due. We recommend taking out travel cancellation insurance.

Travel cot and high chair: We are happy to provide a travel cot and high chair. Please bring your own sleeping bag, blanket, and pillow.

Bed linen and towels: The holiday apartment provides sufficient bed linen and towels for all guests. For longer stays, we replace all towel sets after 7 days and the bed linen after 14 days. Should you require additional towels or bed linen, we will charge an additional fee, which you can find in the house rules on site.

Smoking: Our house is non-smoking, and the apartment is non-smoking. Please understand.

Quiet hours: Our apartment is located in an apartment building, so parties and loud music are not permitted. We ask that you respect the quiet hours from 10 p.m. to 7 a.m.

Pets:Pets are not allowed.



COVID-19 Information: We accept free cancellations for guests who are unable to arrive at their scheduled time due to a business closure or a travel ban issued by government agencies. If arrival is not possible due to personal illness, please refer to the cancellation policy and contact your travel cancellation insurance provider.
